- Rent Collection: It is important to pay your rent on time. You are expected to pay the rent on the due date, however we do provide a grace period of 5 days after the due date (which is the 1st). If the rent is not paid in full by the 5th, Tenant will pay an additional sum equal to 5% of the monthly rent. If for any reason after 5 days your rent has not been paid, you need to text or call us immediately. Around the 10th of the month, we turn any delinquent rents into a company that handles filing all court notices. They will file a rent notice with the District Court of Maryland. The rent notice will go on your record and most landlords have access to previous rent notices filed and will check that record before approving new tenants. Late charges and court costs do not benefit either of us and is an unnecessary expense which should be avoided. Paying your rent on time is the best way to reduce the chances of incurring future rent increases.
- Security Deposit: As long as you leave the house in similar condition and you are current with your rent, as well as giving proper notice, we will return your security deposit plus interest. By law, we have 45 days to return your security deposit. However if you have been a good tenant, we try our best to return your deposit within 2 weeks.
- Utilities: Pay when due all charges for heat, electricity and water. Tenant shall arrange for gas and electric in Tenant's own name, and it shall be the responsibility of Tenant to pay the charges when due directly to utility company.
- Pest Control: During the first 60 days from the date of the lease, the owner will be responsible for any pest control issues. After 60 days from the date of the lease, the Tenant shall be responsible for the control and extermination of bugs, insects, and other pests in the house. The control of termites shall be the responsibility of the Owner at anytime.
- Pets: No pets are permitted under the terms of the lease, unless approved.

We are very good Landlords and really just ask for 3 things. Pay your rent on time, take care of the house and avoid any code violations from Baltimore County Code Enforcement. In return, we will handle any repair issues and be very fair about rent increases. We are not like other Landlords that raise the rent almost every year a certain percentage. If we have a good tenant, there is very good chance that the rent will go as long as possible without a rent increase. We also never sell any of our houses, so you can rest assured that you will not get a letter in the mail telling you and your family that you need to move. You can stay as long as you want.
