Repairs
- We want you to enjoy the house and treat it as though it is your own. If you take care of the minor repairs, we will take care of any major ones that come up. The lease states anything under $35 you take care of and anything above that we will take care of.
- If your toilet or main drain gets clogged or backs up due to you accidentally putting something down the toilet, you will be responsible to cover the cost of getting a plumber to unclog.
- The only maintenance that is required of you, is that you must take care of the air filter replacement for the furnace. It must be changed every 3 months. If you do not change the air filter it will lead to higher BGE bills because the furnace will have to work much harder and will use more energy. Also by not changing filter, the air in the house will not be as clean. A dirty filter could lead to the furnace not working. If the repairman comes out for a repair and the dirty filter is the reason for the malfunction, you could be responsible for cost of the service call. So please always change the air filter.
- It is your responsibility to check for any water leaks (from toilet, sink, pipes, bathtub, roof, basement, etc.) After or during hard rains, always check the basement for any water infiltration and check bedroom ceilings for any roof leaks.
- There is a hardwired smoke detector and a carbon monoxide detector located inside the house. You are responsible for replacing the batteries. If batteries are low, detectors will beep. Under no circumstance can you remove either detector. Please call me if there are any problems, please do not remove smoke / carbon monoxide detector.
- If you have any maintenance issues, all you need to do is call or text and we will handle promptly.
